Overview

As the Purchasing Manager, you will shape every angle of vendor relations. You will engineer outside-the-box savings opportunities, forge new vendor relationships and nurture valuable partnerships. You are a savvy and determined negotiator. You keep exacting records, with an eye toward presentation and accessibility of information. You anticipate scheduling and budgetary conflicts and initiate solutions. All aspects of project design and construction are familiar to you, so that you are able to expertly advise ownership and vendors with regard to the project’s material needs.

Manage Procurement

  • Source vendors and cultivate existing vendor relationships
  • Obtain quotes and negotiate pricing
  • Communicate alternates, ambiguities, discontinued/backordered items with vendors
  • Maintain organized records of vendor information, bids, lead times, etc.

Drive Purchase Orders & Variances

  • Maintain database of costs that feed purchase orders
  • Manage purchase order contents and distribution process with vendors
  • Issue variance purchase orders as necessary
  • Manage and minimize job cost variance

Oversee Project Invoicing & Payments

  • Ensure all invoices are received and paid
  • Update project budget on a daily basis
  • Ensure subcontractor contracts and insurance certifications are current
  • 4 year degree in related field
  • Minimum 3-5 years of experience in residential construction
  • Proficiency in Microsoft Outlook, Word, Excel & Adobe Acrobat
  • Ability to adapt quickly and multi-task efficiently
  • Attention to detail and organizational aptitude

We are looking for a dynamic and driven professional to lead the sales efforts of new homes in an exciting new development in Orland Park, IL. This position will be in charge of selling all of the homes in this unique development. You will work out of a beautiful custom home/model and customers will come to you! This is a huge income opportunity for the right individual, $100,000 plus is within reach your first year. No previous new home sales required. Successful new home sales professionals have come from many different professional backgrounds such as high end retail, luxury automotive sales, pharmaceutical sales, medical sales, service industry and advertising sales, just to name a few.   • Greet Potential Customers in the Model Home / Sales Center
  • Demonstrate homes, features and community amenities
  • Provide the proper information to prospective customers, answer questions & overcome objections
  • Prepare proposals and possess the ability to convert proposals to sales
  • Effectively manage customers from their first visit, to the contract, to the closing of their new home
  • Schedule appointments with potential customers & realtors
  • Effectively communicate with our in house marketing, selections, construction and management teams.
  • Complete all required reports on a regular basis including sales forecasts, competitive analysis and maintaining a prospect database.
